Key Responsibilities
* Spearhead the delivery of top-notch Building Management Services (BMS), encompassing civil, electrical, plumbing, and other critical support systems to ensure seamless operations.
* Drive the service management team to achieve exceptional performance, motivating them to excel in a fast-paced environment and fostering a culture of service excellence.
* Architect and execute daily maintenance schedules, ensuring timely and efficient completion of civil, electrical, plumbing, and allied services.
* Develop and implement tailored service scopes, operational procedures, and responsibilities for each establishment, aligning with client needs and service agreements.
* Identify and capitalize on new business opportunities, promoting customized service packages to expand the BMS portfolio and drive growth.
* Deliver exceptional client satisfaction through proactive communication, prompt service delivery, and regular feedback collection, driving continuous improvement.
* Oversee the management of essential services, including holding tax, utility bills, and statutory payments, ensuring timely and accurate processing.
* Ensure the smooth operation, preventive maintenance, and compliance of all building systems, including LPG Reticulation Systems, Fire Detection & Fire-Fighting Systems, EME Systems, HVAC, Building Management Systems, and Access Control & Surveillance Systems.
* Manage financial operations, including service bills, utility payments, petty cash management, and operational expenditures, with a focus on accuracy and proper documentation.
* Supervise the maintenance of building premises, including landscaping, gardening, housekeeping, and aesthetic upkeep, to maintain high service standards.
* Respond promptly and professionally to customer complaints, service requests, and operational issues, resolving them efficiently and effectively.
* Maintain comprehensive records of customer interactions, service requests, complaints, transactions, maintenance logs, and resolutions for future reference and reporting.
* Develop and implement contingency plans to handle emergency situations, minimizing risks and disruptions through swift and coordinated corrective actions.
* Foster strong relationships with government agencies, utility service providers, and other stakeholders to ensure seamless operations and exceptional service delivery.
